An Outstanding Investment Opportunity East Hampton Village NY

Mill House Inn & Graybarn Cottage

The Mill House Inn

An eclectic mix of Hamptons 'Shingle Style’ architecture defines the Mill House Inn, situated in the heart of East Hampton Village.  If asked, Francis Fleetwood would surely approve of the 19th century 6,000 SF main structure that has been accommodating guests since the early 1900s.  Adjacent to and complimenting the Mill House Inn is the 4,000 SF home referred to as the ‘Backhouse.’  31 and 33 North Main Street are contiguous parcels totaling just over 11,000 SF on 1.1 Acres, each with its own Certificate of Occupancy.

Although classic in style, this assemblage of structures has undergone expansion and major renovation in 1890, 1994, 2002, 2005 and 2011.  Physically, little remains from the original Parsons 1790 Cape Cod ‘Saltbox’ or the Lynch 1890 expansion that resulted in the Gambrel-style home at 31 North Main Street.  History recounts the story of this dwelling’s past, taking in boarders, serving meals, providing space for meetings and serving as a house of worship.

In 2002 MHI acquired the contiguous property at 33 North Main Street. With only a short window of time for construction, three suites were opened for the 2002 summer season.  In 2005, 33 North Main Street was completely gutted and rebuilt. Suites with Mahogany Decks, Wet Bars, Fireplaces, Spa Style Bathrooms with Double Air Baths, plus Glass, Marble & Slate Double Showers were the focus of this rebuild; and a 2,000 SF addition to the ‘Backhouse’ resulted in three new apartments which may well comprise the nicest Staff Quarters in the Lodging Industry.  At the same time, the Innkeepers Quarters at 31 North Main Street were converted into two more MHI Style Suites.

Graybarn Cottage

Over time, our guests expressed the desire to travel together with their friends, extended families and nannies; they desired the comforts of home with the amenities of a boutique hotel.  Accordingly, we purchased and renovated the Graybarn Cottage, a four-bedroom residence located on a half-acre in a desirable ‘Estate Section’ of East Hampton Village. From 51 Buell Lane, it is a short stroll to Main Beach, the downtown shopping area, and the Mill House Inn.

Two Master Suites are the highlight of accommodations at GBC: one in the main home adjacent to the two-story Great Room which has bookshelves housing thousands of volumes and a Writing Loft; the other on the second floor of the carriage house above the Family Room which has a Wet Bar and a Gas Woodstove.  Each Suite boasts Glass & Marble Steam Showers and Double Air Baths.  Two additional bedrooms and baths are located in the main house, as well as a true Chef’s Kitchen, two Gas Fireplaces.  Expansive Mahogany Decks, a 40’ Saltwater Heated & Covered Gunite Pool, an 8’ Hot Tub and a secluded Outdoor Shower are complimented by extensive landscaping.

Food & Beverage ‘Why We Cook’

A Montauk lobster frittata or Amagansett Amber Waves blueberry pancakes… it’s up to you. Choose from a ‘Baker’s Dozen’ breakfast entrees or ask the Chef about what has arrived from the local farms.  MHI offers an intimate private dining room or in-suite service, delivered by a kitchen that lives in sync with real food sourced from an honest farm and wine community - the inspiration for everything delicious at MHI.  A deep-rooted passion for ‘caffeine’ drives our coffee program, complimented by a Chef who bakes with local ‘ancient grains’ and the very best of each week’s harvest.  We are ‘East End Local’, because food matters…  We source from our farmers and local purveyors daily to thrill your taste buds, keep you healthy and make you smile.

The ‘Nack Bar…  Because Dessert and Snacks matter!

And of course, an infamous breakfast demands a follow up act!  You might call it small plates or afternoon treats; we simply call it the ‘Nack Bar, a delicious selection of snacks, from Trail Mix & Kale Crisps, to Cheese & Charcuterie plates, that make you want to skip dinner.  But we urge you to enjoy your favorite local restaurant and we promise to have Ice Cream, Cookies and a Cappuccino ready for you before it’s time for a restful night’s sleep.

A Brand-New Story
Re-Imagining your tomorrow

It has been said that The Mill House Inn is the ‘Heart of the Hamptons’.  With its central location in East Hampton Village and a proximity to dining, shopping, entertainment and beaches; there is little doubt that the geography supports this belief.  It also appears that our unique brand of hospitality has captured the hearts of a very loyal global clientele.

Acquisition of this investment opportunity allows a new owner to diversify her investment portfolio in a very special manner, not the least of which would be residence in the Farm & Wine & Beach Community of the Hamptons.  The appreciation of real estate value in East Hampton Village is surging and the lodging market is exceedingly strong.  Given the town’s master plan which strictly limits growth due to impact on the environment, new restaurants and hotels are prohibited. Both from the value of the land and the scarcity of commercial offerings in East Hampton, especially one of such caliber, this is a very desirable opportunity.
